Buyer value and assurance

What makes this home different—and what that means for you.

24 North is Shea’s gated, 111-home community in the highly desirable TSMC, Halo Vista and Norterra North Phoenix corridor. This property was Shea’s first Altair showcase model and the sales office for the entire community. Its $174,420 executed option schedule, original pricing and improvement records document why it was a materially different home from the beginning.

Why $549,000

A comparatively small step-up for the more complete home.

When new, the showcase home’s original price was approximately 22%–42% above representative 24 North homes. Today, that difference has narrowed to roughly 2%–15% versus relevant listings and recent sales.

Historical cost does not dictate today’s value. It proves that these homes were not equivalent products when Shea built them. Today’s buyer can obtain the showcase model, documented options, completed outdoor living and major recent preparation for a much smaller percentage difference than the original specification commanded.

Original specification

$174,420 in documented Shea options and upgrades.

The signed builder schedule is the controlling source. Historical cost establishes the scale and nature of the original specification; it is not represented as a dollar-for-dollar increase in current market value.
